Signage -

The high profile RED Keller William's "For Sale" sign is placed in the
lawn or window (when permitted), attracting attention from locals and
buyers who regularly canvas the neighborhood.

Directional signs (when permitted) are placed at busy
intersections
and other key locations attracting buyers who may
not have otherwise been exposed to your property.

Open House signs (when permitted) are placed a few days prior to
an Open House. Balloons are added on the Open House day
attracting attention to maximize the turn out.


Real Estate Agent Exposure -

Your property's information is broadcast e-mailed to Keller Williams
Real Estate
agents over the company-wide e-mail system and
announced over the
company-wide Intranet.

Your Property's information is entered into TReND the regional
MLS
system exposing your home to a network of thousands
of Realtors.

Your home is scheduled (with your permission) for previewing by
all agents
in the area for a Wednesday Broker's Open/Luncheon.
The Luncheon is heavily advertised to Realtors through TREND
and the Realtor Courier Service.


Print Advertising -

"Display Ad" copy and photos are immediately prepared for the
appropriate major publication(s) which may include the Montgomery
Newspapers 14 paper Power Pack,
The Inquirer, The Daily Local,
The Reporter, The Intelligencer, The Bucks County Courier Post,
Delaware County Times, The Metro
and other publications.

"Display AD" copy and photos are prepared (within 15 days of listing)
for Realtor Magazines such as Harmon Homes, The Real Estate Book,
Homes and Living, Montgomery Homes
etc.

"Display Ad and/or "Classified" ad copy and photos are prepared
(after 30 days of listing) for specialty or particular local markets
publications such as
The Chestnut Hill Local, Philadelphia Magazine
or the Exponent.

* We promise to advertise your home continually (after 7 days of
listing)
in a current publication until your home is sold.


Direct Mail -

A minimum of 100 Just Listed Cards are direct mailed to the
surrounding area advertising to the neighborhood and the locals your
Home's sale.

Hundreds of Real Estate Agents in our market place will receive a
flyer(s)
through the Realtor Courier Service advertising your listing's -
Broker's Open/Luncheon(s) and Public Open Houses.

Your home becomes part of our flyer delivery program. Flyers are
mailed to our "Center of Influence", Prospects and various
geographic areas

advertising your home every month through
out the year.


Internet advertising -

A virtual tour (within 7 to 10 days of listing) is ordered, filmed, uploaded
and linked to
BillHalton.com, Trend,and many other major national web
sites.

Detailed information including your property's Highlight Sheet,
Seller'sDisclosure
(when appropriate), Utility Usage, Plot Plan,
Virtual Tour, Picture Pages, School Information, Mapping
and much much more are uploaded to BillHalton.comand Linked
to RealtorXing.com
where buyers are constantly directed by our
relentless advertising giving your home maximum market
exposure.

Your property is immediately listed on our predominant
national website,
KW.com - accessible to buyers 24 hours a
day until it's sold.

Your listing is uploaded or linked to at least 10 other major
national websites
including Realtor.com.



Highlight Packets -

Highlight sheets and detailed property information packets including
Seller's Disclosure, Trend MLS sheet, Picture Pages. School
Information, Utility Usage, Plot Plan,
Floor Plan,
Mapping, Buyer's
Closing Cost
and much more are prepared, and placed in your home for
all buyers to take home with them.


Opens -

Local Realtors are invited to a Broker's Open/Luncheon to preview
your home for buyers.

Three Public Open Houses minimum will be held (with your permission)
over the next two months.

For the Neighborhood - a special by invitation only Open House
is scheduled for an evening on a weekday. Complete with orderves and
desert neighbors are encouraged to introduce friends and relatives to your
home.


Communication and Feedback -

I will personally communicate feedback, and new and important
information to you at least once each week.


Our promise, Our Obligation -

We just don't promise that we will do everything on this list to
market your home until it's sold,
we commit to it in writing.


As part of the Listing Agreement dated ___________,
we agree to implement this marketing plan of action.
